Using a Certified Distressed Property Expert
Foreclosures and economic woes have dominated the headlines for months. Team Leung is now offering homeowners an option to foreclosure. Kelly Walters, a member of Team Leung, is one of the few Realtors in Greensboro who has earned her designation of Certified Distressed Property Expert (CDPE).
What is a distressed property? One that is at-risk of being foreclosed. Any number of factors can cause anyone to get behind on their payments, such as divorce, job loss or health issues. When a homeowner can no longer make their mortgage payments, foreclosure is not the only option. Short sales are one of those viable options.
Why do you need someone who is a certified expert in handling distressed property transactions? The lender always has the option of rejecting the homeowners offer. A Realtor with the CDPE designation is trained in negotiating with lenders to help close the deal. A lender may approve a short sale if it believes it will result in less of a loss than if the home foreclosed. In addition, a CDPE Realtor is familiar with the extensive paperwork involved in short sales. This cumbersome task is best left to someone who has been trained to handle it properly.
